Moving can be an emotional and stressful process; we try to make it as easy for you as possible. Where possible we aim for completion dates that you require!
As property experts we work on re-mortgages, transfers of equity, equity release, declarations of trust, auction purchases and sales, shared ownership, new build purchases and sales amongst many other things.
Typically, the process takes around 8-18 weeks, but this can be shorter or longer for example leasehold transactions and transactions in chains can take more time. If you are concerned regarding timescales just call us and we will explain likely timescales.
If we are quiet, it just means we are working on things in the background, and you can call us for an update. We offer a personal service and are very approachable and friendly.
Our service includes a fixed fee quotation for complete cost transparency, delivered through your preferred method - telephone, post, or email.
You will have a dedicated conveyancing team led by Caroline Riley, ensuring you receive personalised support and updates throughout the process. Any legal issues will be explained to you, and you will be advised fully.
We have a great relationship with many of our local estate agents and work closely with them to ensure your transaction is processed quickly, and in line with any other transactions within a chain.

General Stages of Conveyancing:
Onboarding - ID due diligence and gathering information from you such as source of funding

Additional Fees
1. Additional Fees may be chargeable if your property is unregistered and therefore additional work will be required and increase our fees by approximately £250.00 plus VAT of £50.00. Total £300.00
2. If the Property is leasehold, the fee will of £500.00 to £1000.00 plus VAT at 20%
3. New build purchases will be chargeable with a further £500.00 plus VAT £100.00. Total £600.00
4. If a Help To Buy ISA is used, the fee will increase with another £62.50 plus VAT £12.50. Total £75.00
5. A Help To Buy Equity Loan will increase considerably the work and an additional fee of £500 plus VAT of £100.00. Total £600.00.
6. If a Trust Deed is required, an additional fee ranging from £350 plus VAT £70.00. Total £420.00
7. A property with an OVERAGE clause will increase our fee by £700.00 plus VAT £140.00. Total £840.00
8. Sale of retirement Home will increase our fee by another £400.00 plus VAT £80.00. Total £480.00
9. If you choose us to act as a Trustee /Executor /Power of Attorney any Sale or Purchase will be chargeable at £400.00 plus VAT £80.00. Total £480.00
10. You may also have additional costs associated with dealing with the property’s Landlord or Managing Agents or if your Lender instruct their own lawyers independently to represent them.
11. Freehold management company £400.00 plus VAT £80.00. Total £480.00 per company
12. Shared ownership £500 plus VAT £100. Total £600.00
13. Third Party Solicitor Fee £400.00 plus VAT £80.00. Total £480.00
14. Listed Building Fee £400.00 plus VAT £80.00. Total £480.00
15. If your property is located within a relevant building under the Building Safety Act 2022 then there will be an extra fee of £1080

Potential Disbursements

Additional Anticipated Disbursements for Leasehold

Notice of Transfer fee – this fee if chargeable is set out in the lease.

Certificate of Compliance fee – to be confirmed upon receipt of the lease
There are certain disbursements which will be set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately above. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller’s solicitors.
You should also be aware that ground rent and service charges are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.
Referral Fees: If you are referred to us by an estate agent, financial adviser we may be paying them a referral fee, we will provide you with details of the arrangements and the fee we pay in the client care information that we send you at the start of the transaction.
